‘Let Only’ Service:
- Provide a rental valuation and advice on the letting of your property.
- Prepare “Property Details”, including a Floor Plan, of your property for advertising and market the property with a “To Let” board, internet advertising on rightmove.co.uk and in the local press if necessary.
- Accompany prospective tenants when they view the property.
- Obtain employment & credit references on each tenant who are party to the tenancy agreement.
- Instruct a third party to prepare an Inventory & Schedule of Condition of your property’s fixtures and fittings.
- Prepare the tenancy agreement.
- Collect one month’s rent in advance.
- Collect a deposit (the sum equivalent to 1 ½ month’s rent and register it with the Tenancy Deposit Protection Scheme for the duration of the tenancy.
- Arrange and co-ordinate the tenants occupation of the premises.

- Demand and collect the rent on a monthly basis by standing order mandate.
- Transfer the rent to your account by BACS.
- Forward to you a monthly or quarterly statement detailing rent received and any deductions/fees.
- Conduct property inspections every 4 months (where possible).
- Arrange for necessary repairs to be dealt with as per your instructions.
- Advise Local Authorities and Utility Companies, where known, of the tenant/s details.
- Issue legal notices necessary for you to gain possession of the property if required.
- Co-ordinate with you the re-advertising of your property should your tenant/s wish to vacate.
- Upon termination of the tenancy we will co-ordinate the tenants leaving your property.
- At the end of the tenancy we will conduct a full property inspection, check the inventory and deal with any dilapidation’s issues.
Specific Defect Survey
A report limited to one or two specific defects in a property, which are the only matters requiring a report.
All surveys are undertaken by Jeremy Green, enabling the practice to offer a personalized and efficient service.

- Pre-Development Advice – Unlike some other agents, we welcome the opportunity to advise developers at an early stage on the likely level of service charge that should be budgeted. The budget report can then be used throughout the selling process and even incorporated in sales literature.
- We recognise that an annual charge can seem rather daunting so whenever possible we establish a monthly payment.
- Advice can be given on such practical issues as insurance, and Health & Safety, together with guidance on the formation of Management Companies, compliance with relevant legislation and recommended Leasehold structure for the development.
- We have a policy of selecting local contractors for each and every development to undertake services and by doing so, we are able to pass down the cost savings that are not possible by using national contractors and their inevitable higher overheads.
- We are happy to meet, advise and work with you and your on site sales advisors so that we can provide added value to your properties and a cost effective, transparent, service to your clients.
- A Partner of the firm has direct responsibility for each contract and, as members of the Royal Institution of Chartered Surveyors (RICS), both you and your clients can be assured that all work in connection with any services provided are in accordance with their strict Codes of Practice and Guidance Notes.
- Our management fees are competitive and in return for an initial one year management contract, we do not seek to charge any set up fee, or involve the developer in upfront costs.
